My car is leaking oil and coolant from the timing belt area.
I suspect (I wish) a seal is leaking.

As far as I know, there is a balance shaft seal, crankshaft seal, and an oil pump seals down there. Is there any other seals that I shoul look to replace?

I don't want to do the whole timing belt maintanance, since the engine was rebuilt 5 month ago. Or should I?

The oil seem to come from under the timing belt area. The coolant is also leaking on the same area, but I will check the oil filter housing. Thanks
 
chek the crank shaft seal and water pump.
